Showings

At a certain price point or by their sellers' request, most Listing Agents are present to meet prospective Buyers and their Agents. Being accessible and responsive to showing requests is one of the most important considerations when choosing an Agent. Followed by how knowledgeable and prepared they are to discuss features, location, and value. When appointments are requested it is common practice to respectfully pre-screen all prospective Buyers. Most important is the verification of assets with a letter from a financial institution or a recent mortgage pre-approval. In order to protect your privacy and security only qualified prospects are confirmed.

Timing

The challenging part of any sale, especially luxury and niche properties, is the period of time it takes from your list date up until the day a buyer presents an offer that is mutually acceptable. In our lively market, this can be as brief as a day or two, and there may be multiple offers. Alternatively, it could take several months or up to a year or more. In the ultra-luxury segment it is not uncommon to take several years and sometimes multiple price adjustments depending on which way the economy swings. It is not always about price, rather that unique homes have the smallest pool of potential buyers and the timing is a wildcard. An agent that has considerable experience with luxury price points will provide all the necessary information for you to make informed decisions and continually adjust your sales strategy as necessary.

Contracts

Prior to signing any formal purchase agreement it's advisable to have your legal council review the documents. They may choose to add a rider or supersede a short form Real Estate Agent contract with a full length Bar Association Contract Of Sale. Each area of Fairfield County has a slightly different way of handling offers and contracts. Your agent should clearly communicate all the details and components of the transaction to your Attorney so that their contract provides complete clarity of the terms and expectations of both parties.
 
In Fairfield County, a Contract is typically drafted by the Seller’s Attorney. Next, it’s reviewed by the Buyer’s Attorney, and any changes, inclusions, or revisions are agreed upon. A final version is signed by both buyers and sellers. This process can often take up to ten days, however, if time is of the essence it’s possible to have it done in just a few.

Contingencies & Due Diligence

The most commonly negotiated contingencies are financing - the length of time required for a lender to issue a commitment, inspections, an appraisal, title and municipal search and any other due diligence deemed necessary. All parties do their best to quickly resolve any issues so that both sellers and buyers have a clean fully executed contract of sale as soon as possible. Closing Costs and Conveyances

A Seller’s Attorney will provide an accurate estimate of projected closing costs and conveyance fees. These include a mortgage payoff (if applicable), adjustments for taxes or assessments, agreed-upon closing cost credits, real estate agency commission, and legal fees.

Closing Day

Between contracts and closing day, there are many steps along the way to ensure an organized moving experience. To streamline this process on the backend we create a timeline with required action items and monitor coordination and completion. We are here to help with moving estimates, organization and packing services, estate sale coordinators, donations of unwanted items, haul away service, pre-closing cleaning, and overseeing any agreed-upon repairs.
 
Well in advance of the close date it's important to provide all receipts or requested documentation, a list of current utility providers or active vendors, and to schedule termination/transfer of services for the closing date. Several days prior to closing your Attorney and Agent will guide you through the final closing steps.
